Gosford is a working class town with close to 169,000 residents, most of whom are blue collar and white collar workers. Over the last few years, the local population has steadily grown despite its small surface area being only 3.4 square kilometers. Gosford has a very young population, most of whom are within the age range of 20-29 years of age. Hence the demand for much smaller homes outweighs the demand for larger ones. Due to the rising population, the demand and cost of housing have also witnessed a slight spike, reflecting the 3.2% population growth.
To this end, the property market has continued to thrive despite a slow growth rate compared to surrounding localities. The average mortgage repayments in the area is about $1000 to $1399 monthly, and about 26.9% of Gosford houses are occupied by their owners, based on recent data.
This has given rise to an injection of investment by investors into rented properties to meet the demand of prospective tenants. While it is not uncommon to find buyers for private properties, most of the properties traded in the local markets are bought by investors who rent them out to others. The number of owner-occupied houses rose by less than 4% over the last four years, indicating that the rental property market is still going strong. The median price for houses in Gosford is $760,000, and the capital value gain stands at 0.73%.
If you are looking for properties that will increase in value over a short period of time, Gosford is not the ideal location for you, but if you want properties at a location that will give you regular gross rental yield, the area is ideal.
Buying a house in Gosford is not the hard part; what many find stressful is transferring the title deed from one owner to the new owner. Just like with other suburbs in New South Wales, changing the ownership of a property is fraught with challenges. This is why many investors prefer to use the help of Conveyancing experts to get the job done. Costly errors like a misspelled name or signature differences can create future problems for you. Also, wrong or insufficient information about the house may put your investment at risk. This is why the service offered by a Conveyance expert is crucial for a seamless transfer of ownership from the seller to the buyers.
Gosford is a small residential community in the Central Coast local government Council somewhere in the heart of the Central Coast region. Lying just 76 kilometers on the north side of Sydney, this suburb has a population of about 169,000 residents. Gosford shares a common boundary with the Hawkesbury River and Broken Bay hence its rich water source. Before the coming of settlers from the west, it was occupied by the Gunringai tribe, who lived along the coastal line. In the hinterland were the Darkingjing tribe, who were largely hunters and gatherers. On the fringes of Hawkesbury River lies the Brisbane Water district, which fueled the local economy before and after the settlers arrived
One of the first settlers to explore the area was Governor Phillip, who toured the land from1788 and 1789. However, due to the tough terrain, settlers only began to arrive around 1823. And from then on, the population began to increase. Agriculture played an important part in the local economy and the rich soil mad with a haven for timber export. So much so that in 1850, a cartwheels track was constructed to allow for the transportation of timber to the hinterland.
The town itself was named after the 2nd Earl of Gosford, Archibald Acheson, who was a friend of the then Governor of New South Wales, by the name of Geroge Gipps. The origin of the name emanated from Gosford in Armagh, Northern Ireland, where some of the first settlers came from.
