Castle Hill may only be about 30 minutes drive from Sydney; however, if you are not very familiar with the area, you will think you’ve been in Sydney all along. This part of New South Wales is a very popular community with a large collection of developed hotspots and real estate architecture. Occupying only a land area of 18.9 square kilometers, Castle Hill is not your average Australian suburb but a highly advanced one. The predominant age group in the population falls between 49-49 years, most of whom are parents or couples.
So, therefore, the population demography has influenced the local property market, so much so that houses in the area are mostly constructed as family units or large-sized unit apartments. With a population of close to 40,000, the demand for housing is quite high in this part of New South Wales. Despite 74.5% of people living in owner-occupied homes, the large population of people who don’t own their own homes has fueled the growth of the rental industry. As a result, the average mortgage payment in Castle Hill ranges from $3,00-$3,900 a month. Furthermore, the median price for houses in the area over the last half a decade has been a consistent 9.52%. This figure is actually a capital gain the average investor will be impressed with.
When ranked side by side with other suburbs in Australia in general and New South Wales in particular, Castle Hill has consistently delivered a very strong performance. The current average market value of houses in Castle Hill is $1,725,000. This price is above the average of 11.26% posted by other suburbs close to Castle Hill. So as you can see, the value of properties in the area is quite high and represent value for money.
If you are thinking of investing in a property that you will eventually flip for profit, there are several opportunities in the local market to exploit. On the other hand, this sector is also very beneficial if you desire to focus on rental real estate. Currently, the average rental income earned by investors on rental properties is $680 per housing unit. As for outright sales of properties, Castle Hill occupies 1032 position in Australia. Which is a lofty position when you consider the intense competition posed by other Central locations in Sydney and Brisbane.
Castle Hill Conveyancing is very important because, without it, many investors and potential investors will have a hard time completing the property transfer procedures of newly acquired property. Conveyancing has to do with the sourcing of valuable information about a property to better help the buyer evaluate if the property in question will be a worthwhile investment. Should the buyer go ahead to buy the property, the documentation process is another very important aspect of the entire transaction.
Paying for a property without effecting changes to the title documents is as good as not buying the property at all. For the process to be complete, the ownership transfer from the former owner to the new owner has to be done in accordance with the laid down rules. To ensure that there are no errors at any stage of the process, you need the help of professional conveyancers. A Conveyance expert will ensure that
Castle Hill is a developed suburb on the outskirts of Sydney in New South Wales, Australia. Situated about 30 km from North West Sydney and about 9.5 km from Parramatta, Castle Hill is within the Central business district of what is called the Hills Region. Furthermore, the area is split between the local governments of Hornsby Shire and Hills Shire.
Castle Hill had a different name in the beginning. No one knows what the name was, but it was initially the home of a tribe called the Bidjigal people. This tribe was part of the wider Dharuk clan whose home was in present Western Sydney. As settlers arrived from other parts of the world, including Europe, the Bidjigal opposed the migration, led by their leader called Pemulwuy. They fought the migrants during the Nepean and Hawkesbury wars until Pemulwuy was captured by the settlers. Today, there is a site commemorating the local people called the Bidjigal Reserve, which is close to Baulkham Hills, Pennants Hills, and Castle Hill.
As for the first European settlers, they started arriving under the command of Governor Phillip. The traveling party left Parramatta in 1791 and followed the aboriginal trails until they arrived at Castle Hill. Historians believe that the need for fertile land to grow food influenced the decision to leave their former location.
