Manly is a coastal town on the east coast of Brisbane, Queensland (not to be confused with Manly New South Wales). This suburb lies in the bay area 19 kilometers off Eastern Brisbane and under the local authority of Wynnum Manly Ward. With a residential population of just over 4,000 people, Manly is one of the smallest suburbs in Brisbane.
This locality was once part of Moreton Bay and was the ancestral home of a semi-nomadic tribe called the Quandamookas. Another suburb close to Manly is Lota, and the tribes of both suburbs were called the Narlung or Anamosa people, which means “Long Shadows” in English. After the indigenes came the Europeans, who arrived starting from 1859 after the surveying of the land by Jones Thomas. The surveyor obtained about 200 acres, and the first person to build a house on Manly land was Joseph Lewthwaite on a plot he called Wyvernleigh. The spot where his house occupied is now called Tingalpa.
Surrounding the area are other suburbs with a similar population like Moreton Bay, Wynnum, and Lota. In 1990, a church called the Bayside Uniting Church was established at Wondall Road, which united four churches. The churches were an Evangelical Church and three Methodist churches. Furthermore, the locals are largely religious people.
Some other historical facts about Manly
Occupying a total land area of just 1.7 kilometers, Manly has close to 6 parks which cover about 5.5% of the entire land, and less than that is occupied by residential properties. Over the last two decades, the population was under 4,000, but by 2016, there was a slight growth of about 9.6%. The growth slightly increased the demand for housing in the area. So, therefore, the cost of real estate and property prices have not changed very much.
The type of properties in demand is mainly family homes for couples living with kids. However, the predominant age group in Manly is between 50-59 years. About 25.4% of residents live in rented apartments, while a larger number live in owner-occupied homes. Median property prices stand at $592,000, which is markedly different from property prices over the last year. Based on current data, Manly has witnessed property value fluctuations of about 31.66%. Furthermore, the most in-demand properties in the area are large family apartments that attract an average weekly rent of $400.
Due to the low demand for properties in the area, a listed property may take up to 135-145 days to find a buyer. In terms of rented apartments, the yield is between 3%-3.5%.
