Clayfield is a 2.8 square kilometers suburb in the north of Brisbane City, Queensland, Australia. This suburb has 3 parks and a population of close to 11,000. Over the last five years, the population has grown by as much as 5.8%, and it has been consistent. Clayfield is an area that can be classified as a middle to a high-income community with more of the working population doing professional jobs. The predominant age bracket in Clayfield is 30-39 years of age, while the households here are largely childless couples.
Notwithstanding, the demand for family homes remains consistent. As for today, Clayfield has one of the highest mortgage repayment brackets in Brisbane, with the average home attracting a repayment of $4000 a month. As of 2011, about 52% of homes in the area were occupied by their owners, but that figure dropped by 2%. The high mortgage rates and the rising prices of properties may have influenced the slight drop in owner-occupied homes.
Nonetheless, the demand for rented properties has remained high for a number of years now. So far, so good, the suburb has been doing quite well, which is great news for investors looking to invest in rented apartments, units, and houses. Over the last year, property prices increased by a massive 18.26%, while the median property value for the last five years stands at 20.89% as capital gains.
From these data, it is obvious that the local market appears to be doing quite well, which is great news for investors. If you are looking to relocate to the area or you want to buy a property whose value will appreciate in time, Clayfield is one of the best neighborhoods to invest in.
Buying a house on Clayfield is not a bad idea if you have the funds, but beyond money, you also need to ensure that you get your paperwork right. But if you are not a property expert with documentation experience, who do you turn to? This is where you need the help of a property conveyancer. A property conveyancer is an expert when it comes to property documentation, registration, and ownership transfer. This expert may or may not be a lawyer, but he knows all there is to know about transferring the title deeds of a property from a previous owner to a new owner.
The services conveyancers offer are all-encompassing, so they serve the needs of both sellers and buyers of real estate assets. So it doesn’t matter whether you are the person buying or selling. If you want the entire process to run smoothly and require an expert to prepare the contract of sale and other necessary documents, a service like the one offered by LEAD Conveyancing service is what you need.
With expert help, you avoid delays, mistakes, and errors that will complicate the process or jeopardize your investment in any way.
Clayfield is a northern suburb in Brisbane lying just 7 km from Brisbane’s Central Business District. The area is bordered to the west by Wooloowin, to the east by Hendra and Ascot, to the south by Albion, and the north by Nundah. This suburb got its name from the white sedimentary clay mine in Albion, which lies in between Sykes Street and Morgan Street. The mine supplied builders with clay for making bricks; hence it was called the “Clay Fields.”
These fields were a major attraction for early European settlers who migrated and occupied the inner northern region of Brisbane. In October 1885, an estate called the Sefton Estate had about 254 allotments issued by John Cameron, who was an auctioneer. The lands were sold in divisions and subdivisions. By 1986, in January, to be precise, about 392 allotments of Noble Estate Lands were allotted and advertised for sale. They were auctioned by Auctioneers Graham & Son.
Several other auctions took place after that, with each new one bringing a new flood of settlers. By the dawn of the 20th century, Clayfield had transformed from a minefield to a thriving residential community. Today, there are also schools, businesses and homes, and parks in the area. Clayfield is also one of the upper-class communities in Brisbane, with a significant number of its households falling into the middle to high income earning bracket.
