About Atherton (statistics and facts)

Atherton is a local town in the Tablelands Region of Queensland Australia. This part of Tablelands is a little obscure, with a small population of 7331. Named after a pioneer pastoralist by the name of John Atherton, the town has come a very long way since the 1800s when the first migrants began to arrive. John Atherton settled at Mareeba, which was formerly known as Emerald End. Emerald End was formerly called Priors Creek or Priors Pocket, however, it took it’s current name after the area was renamed by a surveyor called Falconer West Hutton.

Mr. Hutton was a local surveyor who designed the town’s layout on the 11th of May 1885. As time went on, Atherton began to slowly develop from a medieval hamlet into a modern township. On the 2nd of March, 1891, its first school, Atherton Provisional School, was opened but closed down in 1905. The following year, Artherton State school opened and has thrived ever since.

The town also has a history with the first world war, and there are war memorials celebrating the bravery of the men and women who gave their lives for freedom. The Atherton War Memorial was dedicated on the 1st of May 1924 to celebrate the sacrifices of Atherton natives who fought and died in the war. Despite being a small rural suburb, Atherton is still a pleasant place to live. Special facts about the area include

  • The Post Office which was opened in 1903
  • The opening of the Atherton Cemetery in 1897
  • The Atherton Courthouse was used as a hospital to treat wounded soldiers during the First World War
  • Atherton’ population has stayed virtually the same over the last decade

Property and Realestate Market of Atherton

Atherton’s real estate market has barely seen any growth over the last few years. In fact, some analysts will even argue that the local market has stagnated rather than appreciated or depreciated. This has impacted the cost and fees of real estate. The stats show that the average annual property gain has been just 0.1% over the last decade, and this figure has remained consistent all through the period. Currently, it is at 4215 spot for locations investors are looking to invest in. Also, the median price for homes in the area is $320,000, and rental income is $350 a month.

The reason for the slow growth of the property market may be for two key reasons. Firstly, Atherton lies in an obscure location in Tablelands, which makes it quite isolated. Secondly, the population has not witnessed any significant growth for the last 10 years, so for this reason, the demand for real estate is not as fluid compared to other suburbs in the same region. Investors of rental property, however, still saw an increase in income by 5.69% over the last few years.

Residents are mostly professionals who work skilled jobs or blue and white-collar jobs to earn a monthly wage. Also, about 56.8% of properties in the area are occupied by their owners. This best explains why the retail property market has not witnessed much growth since about half of the population lives in family-owned properties.

  • The area has 9 parks
  • Many of the residents are childless couples
  • It has an aging population

Activities & Things to do in Atherton

Artherton is not a modern city located in the middle of fast cars and speeding trains. However, what it lacks in man-made development, it makes up for with scenic natural delights. The beauty of this rural area in the Tablelands region is laid bare when you explore the rich flora and fauna of the area. There are more than a few activities and things to do to keep yourself occupied when you don’t want to be indoors.

Explore the Waterfalls

If you are a lover of waterfalls, you should visit the waterfall close to Cairns or the Tablelands waterfall. The circuit has a brilliant display of flowing water coming from creeks and the surrounding lakes nearby. This spot is perfect for hiking, swimming, and hitchhiking. Millaa Millaa Falls is also another famous waterfall worth visiting. This waterfall is perhaps, the most photographed waterfall in the whole of Australia.

Paronella Park

Built in the 1930s by Jose Paronella, a Spanish Entrepreneur, this park is a nice spot for tourists. There is a crumbled castle surrounded by rainforest and other fascinating structures and objects that tell stories of the park’s rich history. If you like spending time in the wild, this is a lovely place to visit.

Organic Farm

Artherton also has organic farms where rich and fresh vegetables and fruits are grown. There are also dairy farms and production facilities for coffee, wine, tea, and chocolate. A trip to some of the farms will open you to the agrarian economy of the area that feeds much of Queensland’s population.

Some other side attractions include

  • Bat Hospital Center
  • Nandroya Falls
  • Shaylee Strawberries

Property Investing Information in Atherton

Looking to invest in Atherton’s real estate market? Then you are reading just the right guide. This part of Tablelands has many residential properties mainly occupied by their owners; however, about 33.67% of residents live in rental apartments.  The current median price of homes in Atherton is $350,000, and this price has remained constant until just a few years ago, when it rose by 3.24%. The fact that about half the population lives in family homes may be responsible for the static market value of local real estate.

Despite its small population, the rental property market is not doing too bad, though. The average monthly rent is $350, and the median rental yields about 5.20% capital yield per annum. Unfortunately, those looking to sell their homes in the area have to wait for an average of 503 days before finding a suitable buyer due to low demand.

You need Conveyancing

Buyers of properties in Atherton require expert Conveyancing Services to complete the documentation process to gain full ownership over properties that they buy. Just in case you don’t know what Conveyancing means, this refers to the transfer of ownership from one property owner to another. For the new owner to have full legal right over the property, a name change has to be effected, among other documentation. If you don’t want to be burdened by the stringent documentation process, make sure you hire a conveyance agent to handle the documentation for you.
