Greensborough Property Conveyancing Market Update

Greensborough is a suburb in Melbourne, the capital city of Victoria, that has attracted quite a migration over the last few years now. This suburb is as great as suburbs go and is a great place to invest in, judging by the significant find recorded over the last five years. To put the gains of Greensborough into context, the median property prices of the area have witnessed a significant capital gain of 8.68% over the last 60 months. Furthermore, these gains have been quite consistent too.

Over the last 12 months, and despite the negative effect of the pandemic, Greensborough enjoyed a capital gains increase of 9.72%. Although this figure is low compared to other suburbs in the area, it still translates to a healthy market for bullish buyers looking to maximize their gains within a short time. In addition, when compared to other suburbs in the country, Greensborough did quite well within the year under review.

Currently, the average median price of a home in the area is $907,500, with investment profit ls averaging at least 2.89% yearly. This figure has remained consistent over the last 3 years. Also, for those looking to sell their homes in the area, they tend to wait for an average period of 40 days before they find a buyer, which is quite low compared to other areas where sellers have to wait for much longer.

The rental market is not doing badly as well. The weekly rent for a home here peaked at $482. Greensborough is also 308th on the list of areas with the highest median property growth. Data also shows that

  • The population has grown by 1.2% over the last five years
  • The dominant age group in the area is 40-49 years
  • The average monthly rent is $1800-$2399
  • About 81.6% of homes in Greensborough are owner-occupied

Why A Greensborough Conveyancer Is Important

Finding a property to buy in Greensborough is not the challenge as there are different options valued at different prices. However, the challenge you will likely face is the transfer of legal ownership from the seller to you, the buyer. Conveyancing involves transferring the title deeds of a property from a previous owner to a new owner. On paper, the process may seem straightforward, but it is not.

With so many complex processes involved in the documentation procedures, mistakes are likely to be made. To prevent costly errors, it is wise to hire the services of a Conveyance expert to handle the entire process for you. From the property review to the contract of sale and the transfer of ownership, an expert can handle the process on your behalf while focusing on other equally important tasks.

A professional property conveyance expert can help you

  • Prepare property documents
  • Provide legal advice
  • Ensure that your legal obligations are met
  • Prepare the final details of the property settlement

So if you are looking for a qualified solicitor and conveyancer to handle all your property evaluation and documentation responsibilities in Greensborough, look no further than LEAD Conveyancing.

Facts About Greensborough Conveyancing Service Area

Greensborough is a suburb that’s 17km to the northeast of the Central Business District of Melbourne. The suburb is situated in the city of Shire of Nillumbik and Banyule City, which are different local government areas. The current population is above 20,000 and growing.

Historically, Greensborough was named after its first settler by the name of Edward Bernard Green, who was a mail contractor for the district. Before the name change, it was called Keelbundoora by the locals.

Henry Smythe was granted the right to purchase about 259 hectares of land by the crown for 544 pounds in 1838 from John Alison. The land had boundaries that included Macorna Street to the West, Grimshaw to the South, Plenty River to the East, and Gold Street to the North. Subsequently, after holding onto the land for some years, Henry Smythe sold the land for 1600 pounds to Edward Bernard Green in 1841, from whom the area derived its current name.

By 1850, Greensborough was already developing at a rapid pace with the set up of a township. Subsequently, a Post Office was opened on July 17, 1858. Before then,  Charteris Lieutenant called Robert Whatmough had built an orchard. Robert also published a book on Botany not too long after arriving in Australia. Today, Greensborough is still home to different tree species growing along the Plenty River Trail.
