Rowville is a suburb not very far from Melbourne in Victoria, Australia. This locality has experienced a slight decline in population over the last few years; however, it remains a very viable real estate market for investors. This is because the market has witnessed 7.54% capital gains over the last 12 months.
The gains were much lower than surrounding suburbs but still represented a healthy increase. The suburb has also experienced a growth in the median home prices which were also lower than gains recorded in previous years. Ranked as the 561st best locality with the biggest capital gains over the last five years, buying a property here appears to be a good business proposition.
Besides enjoying positive property value appreciation, renters are also doing quite well in Rowville. Over the past year, they have enjoyed a 2.77% rental increase, with the average weekly rental rate for a home standing at $490. Units and apartments cost much less, but overall, owners of rented properties earn consistent income since their assets don’t stay unoccupied for long provided it is in good condition.
With a total landmass of 21.7 square kilometers and 29 parks covering just 9% of the area, there is sufficient space for property development. And as more properties are been built, experts believe that the population will rebound and stem the decline that has been ongoing for years.
Here are some other important market data about Rowville
Buying a property in Rowville or any other part of Victoria requires the services of a property conveyancer. While you can conduct your business without the expertise, it pays to hire a conveyancer for several reasons.
The legal process involved in completing the sale of assets is in stages, and each stage comes with its own complexities. Handling the paperwork and ensuring that you meet your obligations as a buyer or seller is not as easy as it seems. In fact, you may not even know that your obligations are even if you are given a document explaining them.
However, a property conveyancer can help you not only to understand what your obligations are but also to ensure that you meet them accordingly. Conveyancers also do property evaluation and inspection on behalf of their clients and help them prepare the settlement process to finally close the sale.
More importantly, a conveyancer can help you prepare all the necessary documents and ensure that your details are accurate and properly filed. So if you end to protect your interest when selling or buying a property in Rowville, it will be in your best interest to hire qualified conveyancers to help you out. Their services are generally quite affordable, and they help you with the paperwork while helping you reduce the possibility of making mistakes along the line.
