Are you from interstate? Do you want to know the differences between buying property in Queensland and buying properties in other states? Well, the biggest difference between buying properties in Queensland and many of the other states is Queensland is a "buyer-beware" state. What that means is that the disclosure a seller has to give you in relation to your purchase is quite minimal compared to some of the other states where the vendor is required to disclose quite significant information about the property.

You'll also find that Queensland has a cooling off period, which not all states have, and that will allow the buyer to get out of the contract with minimal or no penalty depending on what the situation is. One of the big differences with Queensland is that there are no deeming clauses and a lot of conditions in the contract. So, what that means is the rights for a seller or a buyer under the contract are usually that of termination or compensation depending on how the clauses worded.

Unlike some other states where a clause may be deemed satisfied or waived, if a party doesn't advise by a certain timeframe, in Queensland you'll find that generally those clauses are not in the contract.
