One of the first things that you should always do when you are purchasing a property, is just before you're about to sign that contract, do an inspection of the property. Take photos of what the property looks like, and make sure you keep a record of the condition of the property when you sign that contract. Why is that important? Because the seller has to keep the property in the same condition it was, as at the contract day, at the settlement date. And if for any reason, the property condition has changed, those photos will allow you to prove what those changes are so we can get that rectified for you before settlement.

You should also get a contract reviewed before you sign it. Contract reviews are very important as it helps change the contract into something that's more favorable to you. Make sure you have the conditions and the terms that you need to best secure your property purchase. Lastly, you should also contact council. Make sure the property is going to be zoned, and able to be used for the purpose you are intending it to be, particularly if you're going to be using it for some purpose, so that's not standard residential or tenancy. For example, if you want to renovate on the property or even build or expound the property, it is definitely even more important to check with council before you sign your contract.
