Why do you need a contract review?

A contract review is necessary so that you can know exactly what it is that you're signing up for. During a contract review, your lawyer will go through the contract and the section 32, to tell you what special conditions is in the contract, to tell you whether the contract can be made subject to finance, subject to building and pests' inspection and how to actually do that.

Your lawyer will tell you what's in the section 32 statement and better yet tell you what's missing from the section 32 statement. Easy enough to read what's there, but how do you know what's not there?
