What is a search certificate and why should a property buyer care about them?
A search certificate is information purchased from the relevant authorities to tell you more about the property itself. At the very least, you need to order the title search that tells you who's on title, that is, whether the seller actually owns the property. A copy of the plan to tell you where the property is. The land information certificate to tell you how much council is charging you for their services. The water certificate, to tell you how much water bill, hopefully you don't have to pay, incurred by the seller before settlement. Land tax clearance certificate to hopefully tell you that there is no land tax that you need to pay for on settlement day.
