What does a seller need to disclose to a buyer in Queensland? There are a number of disclosures a seller needs to make to a buyer in Queensland, including making sure any encumbrances on the property are disclosed to the buyer before they sign. Encumbrances will include easements, which are rights of access through the property or rights for services to run through the property. Covenants, which restrict how you can build or change that property after you purchase it. Along with notices for council such as vegetation notices, bushfire notices, noised covenants, and other matters that affect the property, that you'll need to disclose to the buyer before they sign.

There are also other disclosures you need to make under the law. If you have ever conducted works in the property as an owner builder that will need to be disclosed in a very particular form to the buyer before you sign. Also if the property was contaminated land or part of an environmental protection act notification, you will also need to make very specific disclosure to the buyer before they sign the contract. There are a number of other disclosures you need to make to a buyer before they sign the contract.
