Failing to disclose relevant matters to a buyer before you sign the contract can give the buyer rights to terminate or even claim compensation from you after the contract is signed.

You should also consider making sure that that deposit, is the full deposit you can have under the law. Your maximum deposit in Queensland is 10% of the purchase price, and the higher the deposit you get, the better security you have on that purchase. The deposit will be paid to you if the buyer ever goes into breach. So, it is something that is very important that you have a good amount of deposit to best protect you.

Another thing you should consider is getting your contract reviewed or even drafted by a solicitor before you sign the contract. The less conditions you have for the buyer to get out of the contract, the more locked in they will be and the better your conveyancing experience will be as well.
