As a seller, when exactly do you need to engage with a conveyancing solicitor? Sellers can engage the conveyancing solicitors at different points during the transaction. Most sellers will provide the fully signed contract to their conveyancing lawyer just for the conveyance process. The reason for this is the real estate agent will usually be involved with drafting the contract and getting the buyer to sign, so most sellers don't see the impact of engaging a solicitor earlier.

What you should be aware of though is that there is definitely value engaging a solicitor pre signing the contract for either drafting the contract or even reviewing the contract before you sign, the reason is, is because you may be giving the buyer rights to terminate or even claim compensation from you if their contract hasn't been drafted correctly. So locking a conveyancing lawyer in early will secure your transaction and make sure that that buyer is locked into the contract or that you understand what rights a buyer may have once they sign the contract.
